When checking rental history, most owners know to at least contact the rental applicant’s present landlord. But contacting the present landlord only may not protect all of your interests as the owner of the property. That’s why it is a great idea to also contact the applicants previous landlord.
A second rental verification is obtained by the landlord previous to the current tenant landlord. The reason why you would get a second rental verification is simple. Most current landlords have not inspected the property recently and could not tell you whether or not the tenant is currently taking good care of the property. You also may have a situation where a current landlord would like to get the current tenant out of their property and so there may be a slight incentive to not disclose to you the entire story of the current tenant.
The prior rental history, on the other hand, has no incentive to mislead you because the tenant is no longer in their residence and they are usually very open and very candid about that renters rental history.
You can obtain these rental verifications by simply having your applicant fill out a form authorizing you to get the rental history from the landlord and the prior landlord
